Stapleton, Colorado Real Estate and Relocation Information

When Denver built its new international airport in the early 90's, the Stapleton colorado real estateold Stapleton Airport became available for development. Close to the newly developing Lowry Campus, the development of Stapleton was taken over by Forest City Development. Forest City began building infrastructure for this vast new urban infill project in 2001. It is now the largest urban development of its kind in the nation. The first homes were available for occupancy in 2002, and the new Town Center opened in 2003.

Ultimately 12,000 homes and apartments are planned. Located just minutes from downtown, the upscale Cherry Creek Shopping Center, I-70 and I-225, Stapleton is a new ideal for urban living.

Rather than following conventional suburban models that promote sprawl, Stapleton integrates the very best features of traditional city life with a vast network of open spaces, parks and community centers. New Urbanism is Stapleton's hallmark where residents can enjoy walkable, tree-lined streets connecting homes to nearby offices, shops, schools and parks. Stapleton Real Estate

  • Stapleton real estate New home building will continue at Stapleton for the next 15 years.   • Resale homes are also available at Stapleton from the high $200,000s for a 3 bedroom, 2 bath, 1350+ square foot home to nearly $2 million for a plush, English Revival custom home with 5 bedrooms, 8 baths and nearly 4,000 square feet. Average home price is $495,000 for a 4 bedroom, 4 bath, 2400+ square foot home with a full basement.
  • Condos and townhomes range from near $120,000 to $345,000. Average price is $235,000 for a 2 bedroom, 2 bath, 1,000+ square foot condo with a detached one-car garage.

Stapleton Real Estate Prices for January 2008
(data from August 1, 2007 to January 31, 2008)

120 detached single family homes were sold with a median list price of $414,656. On average homes took 111 days to sell and sold for a median price of $407,968. Median price is a better measure of sold price than average, which is skewed by a few high-priced homes at the top end and low-priced homes at the bottom. Lowest sold price for detached single family homes was $116,000; highest sold price was $1,150,000. For condos and townhomes (attached family homes) the lowest sold price was $92,900 while the highest was $741,351. The median sold price was $238,500, and the average was $253,542.
 
The ratio of sold to list price was 97.71% for detached homes. The ratio of sold to original price was 98.02%. The net sold (after seller concessions such as down payment or closing cost assistance, and the like) to original list price was 97.74%. To simplify, if a seller originally listed their home at $400,000 they realized $390,960 from the sale.

Stapleton Recreation

Developers have set aside 30% of Stapleton’s total acreage for parks and recreational facilities. That adds up to about 1,410 acres in the 4,700 acre development. The centerpiece is to be Central Park, to be completed in 2007. The 80-acre park will consist of an urban forest and “prairie mounds” up to 30 feet high, great for sledding in the winter. Gathering places, a stage, and open space for informal activities like frisbee and soccer will all be part of the new park. Other neighborhood parks abound, and Founder’s Green, at the south end of the Town Center provides room for 2,000 and an amphitheater. When not in use, the green space offers residents a place to sit and enjoy the dramatic fountain surrounded by trees and manicured lawns.

Stapleton Shopping and Dining

  • Stapleton colorado real estateShopping is close at hand at Stapleton, beginning with the retail Town Square with its many restaurants and shops. King Soopers supermarket is near to the residential area for quick trips and weekly shopping. Quebec Square, a large shopping area with many superstores, restaurants, shops and services lies just north of the residential area.
  • A large new shopping center is spreading its wings, Northfield at Stapleton. In its latest venture to become a national presence Macy’s will open a new store at the open air Northfield Mall in fall 2006. Other major stores will join already-open Bass Pro Shops’ first Colorado store and the adjoining Islamorada Fish Company, long a Florida favorite seafood restaurant.
  • Cherry Creek, just ten minutes from Stapleton, offers many fine restaurants and shops. The enclosed Cherry Creek Mall is a national destination for serious shoppers, while Cherry Creek North is a walkable neighborhood full of quaint shops and restaurants. If you’re looking for upscale, Cherry Creek is it.

Stapleton Education

Stapleton offers a wide variety of educational opportunities, hoping to foster an ethos of lifelong learning. An impressive component is the Stapleton Master Plan which seeks to integrate learning from pre-school through adulthood, and to interface with the surrounding community of Denver throughout the educational life cycle.

  • The first public elementary school, Westerly Creek, opened in 2003. In late 2005 Westerly Creek became an Early Childhood Education center for grades 1 through 3, and partnered with what is currently known as Stapleton II which will serve grades 4 through 8. The two schools will form one K-8 campus in two buildings.
  • Odyssey School serving grades K-8 and uniquely patterned after Outward Bound’s expeditionary learning model, was chartered in the late 1990s and shares common facilities and play areas with Westerly Creek.
  • The Denver School of Science and Technology opened in 2004 with an outstanding high school liberal arts curriculum and a focus on science and technology, geared toward providing solid preparation for college entry.
  • The Anchor Center for Blind Children will open a new campus at Stapleton in 2007.
  • The Primrose School is an experience-based child care center for children from six weeks through age 12.
  • Nearby nationally acclaimed Johnson & Wales University provides 2 and 4-year degree programs in business, culinary arts and hospitality, and is a full partner in the Stapleton educational vision.
