Current Market Conditions

When you understand current market conditions , you're better able to position yourself. It helps to know if you're in a Seller's, Buyer's or Balanced market . In a Buyer's market Buyers have plenty of choices and room to negotiate, forcing Sellers to take your offer seriously and be willing to negotiate.

I know that when you’re relocating to Denver, you’ll want someone to take care of the details for you. Here are some of the steps I'll take to find your perfect home:

  • Determine Your Wants and Needs
This is the single most important step. By asking you a series of questions I'll have a better idea of what you're looking for. My goal is to not waste your time by looking at properties that aren't in your price range or homes that don't meet your needs. However, you should understand that you may not know what you actually need till you go through the process of actually looking at homes and ruling out the ones you thought you'd like but actually don't once you've seen them. Throughout the buying process I will maintain your confidentiality and represent your best interests.
  • Help You Get Pre-Approved for a Mortgage
This step will show you how much you can afford. This is accomplished by talking with a lender and establishing what monthly payments you'll be comfortable with. That's a very important factor to consider in buying a home.
  • Home Shopping
We'll use every available method to locate a property that matches your search parameters. This will include properties offered through other real estate companies, as well as unlisted properties. I'll tell you everything I know about the property that may affect your decision. When we find the home that meets your criteria, I'll help you in writing an offer and act as a liaison between you and the seller. In Colorado purchasing real estate by using an agent is an "arms length" transaction where you'll be dealing with the seller through your own Exclusive Buyer’s Agent who deals with the seller's agent. The seller's agent always has the seller's best interests at heart, just as your own Buyer's Agent has your best interests at heart.

Relocating with Your Pet

Prepare for the move by checking with your veterinarian at least 3 weeks before moving for any medication or pre-move treatment needs, and possibly tranquilization for the move. Ask about a referral to a vet in your new area, and be sure to get your pet’s medical records to take along.

There are two ways to move your pet, either with you in your car, or by air. If you’re traveling by car, your pet will need food and water, and of course, a travel cage. Many motels don’t allow pets, so be sure to ask when you make reservations. Plan for stops along the way for your pet, and don’t forget newspaper and paper towels for cleanup, and disposable litter trays for the motel.

If you plan to fly your pet to your new destination, call the airline you plan to use to ask about their policy for shipping pets, or check their website for guidelines.

When you arrive at your destination, help your pet adjust to the new surroundings. Cats often hide under the furniture for several days before they feel comfortable in their new home. You may want to confine them to one room and make their litter trays and food and water dishes readily available. Dogs may revert to pre-house trained behavior. Try to take your pooch for a walk around the neighborhood. Try to leave familiar things around for pets till they feel at home. Try laundry, which has a familiar odor.

  • I'm an expert Exclusive Buyer’s Agent who can help buffer the stress of relocation by offering all the time you need to see new homes – either virtually or in person – and by offering the most useful technological solutions to help you find the homes you want to see while you’re still in your old location.
  • I’m a certified Internet e-PRO® real estate professional, which means that with the tools to do your research electronically, you can make a decision on a home the first day you're in town – or without traveling at all. You and your family save on travel costs. And after you've decided to buy, monitoring the sale by e-mail saves you even more. Client Christina T. tells about her experience.

Special clients buying a house in Northglenn, Colorado Living in another state, we were very attracted to technical services that Judith was willing to offer, including her promise to preview and photograph houses and having the photos online for me to view within hours, which she did. The hard work, great service and personal attention that Judith showed us in the looking process gave me enough confidence to sign a contract on a house without seeing it for myself. When Judith finally found the perfect Denver home for our family, in the price range that we were looking for, she wasted no time helping us through the contracting procedures. I would recommend Judith for any Denver buyer in any special situation.
