Relocating to Denver

I take the buying process as seriously as buyers do, therefore I offer nothing but the highest quality of service as an Exclusive Buyer’s Agent.

And if you have a home to sell before you buy, I offer a Relocation Connection program.

The “Relocation Connection” Program helps smooth the transition between selling in one city and buying in another. Wherever you plan to move I can refer you with no cost to you to an expert sellers’ specialist REALTOR® who can provide you with the highest quality assistance in selling your home. Your relocation can then be closely coordinated with the help of your two agents.

I'm a professional who can help buffer the stress of relocation by offering all the time you need to see new homes – either virtually or in person – and by offering the most useful technological solutions to help you find the homes you want to see while you’re still in your old location.

I’m a certified Internet e-PRO® real estate professional, which means that with the tools to do your research electronically, you can make a decision on a home the first day you're in town – or without traveling at all. You and your family save on travel costs. And after you've decided to buy, monitoring the sale by e-mail saves you even more.

As an e-PRO® specialist, I can provide you with all the information you’ll need to make a successful move. Here are the comments of one of my recent clients, Tracy, who moved to the Denver metro area from Virginia. At first Tracy and his wife Renee expressed a desire to live in a specific Denver suburb, but after learning from me about their chosen community and the kind of home they could purchase on their budget, they decided to maximize their dollars and move to another suburb that would buy much more home for the money and still be a very desirable place to live. Tracy says:

Your service made the tough process of moving from the east coast to Colorado much easier. You made sure that every detail was seen to and the entire process went as smoothly as possible.

Here’s another comment from Connie who relocated from Minnesota:

I can't thank you enough for finding my home for me while I was in Minnesota. Your follow-through with having the sellers do repairs and include the appliances, as well as giving me phone contacts to get insurance, were all things that were in addition to finding the right home. Your ability to take care of the closing without my presence saved me from having to fly from Minnesota to Colorado many times. You are a miracle worker!

You can take advantage of the "Relocation Connection" Program by emailing me, or by calling me on my direct line at 303-587-3509.

And if you ever need to sell your home here in Denver, I can refer you to a top listing specialist and save you 20% off the listing fee! Ask me how.

Current Market Conditions

When you understand current market conditions, you're better able to position yourself. It helps to know if you're in a Seller's, Buyer's or Balanced market . In a Buyer's market Buyers have plenty of choices and room to negotiate, forcing Sellers to take your offer seriously and be willing to negotiate.

Here are some of the steps I'll take to find your perfect home:

  • Determine Your Wants and Needs
This is the single most important step. By asking you a series of questions I'll have a better idea of what you're looking for. My goal is to not waste your time by looking at properties that aren't in your price range or homes that don't meet your needs. However, you should understand that you may not know what you actually need till you go through the process of actually looking at homes and ruling out the ones you thought you'd like but actually don't once you've seen them. Throughout the buying process I will maintain your confidentiality and represent your best interests.

  • Help You Get Pre-Approved for a Mortgage
This step will show you how much you can afford. This is accomplished by talking with a lender and establishing what monthly payments you'll be comfortable with. That's a very important factor to consider in buying a home.

  • Home Shopping
We'll use every available method to locate a property that matches your search parameters. This will include properties offered through other real estate companies, as well as unlisted properties. I'll tell you everything I know about the property that may affect your decision. When we find the home that meets your criteria, I'll assist you in writing an offer and act as a liaison between you and the seller. In Colorado purchasing real estate by using an agent is an "arms length" transaction where you'll be dealing with the seller through your own Exclusive Buyer’s Agent who deals with the seller's agent. The seller's agent always has the seller's best interests at heart, just as your own Buyer's Agent has your best interests at heart.

Moving Your Pet

Prepare for the move by checking with your veterinarian at least 3 weeks before moving for any medication or pre-move treatment needs, and possibly tranquilization for the move. Ask about a referral to a vet in your new area, and be sure to get your pet’s medical records to take along.

There are two ways to move your pet, either with you in your car, or by air. If you’re traveling by car, your pet will need food and water, and of course, a travel cage. Many motels don’t allow pets, so be sure to ask when you make reservations. Plan for stops along the way for your pet, and don’t forget newspaper and paper towels for cleanup, and disposable litter trays for the motel.

If you plan to fly your pet to your new destination, call the airline you plan to use to ask about their policy for shipping pets, or check their website for guidelines.

When you arrive at your destination, help your pet adjust to the new surroundings. Cats often hide under the furniture for several days before they feel comfortable in their new home. You may want to confine them to one room and make their litter trays and food and water dishes readily available. Dogs may revert to pre-house trained behavior. Try to take your pooch for a walk around the neighborhood. Try to leave familiar things around for pets till they feel at home. Try laundry, which has a familiar odor.

Here are a few links to help your pet make as stress-free a move as possible.
