Morrison, Colorado Real Estate and Relocation Information
Bear
Creek flows through the charming town which got its start in 1872
when the Denver and South Park Railway opened service. Originally
planned as a route from the Platte River to Southpark, a more favorable
passageway left the town as the last stop for the train. Since that
early beginning several floods threatened the town, but it has survived
as a charming mountain town close enough to Denver to commute. Morrison’s
population is under 500, and homes are scarce and prices high.
Morrison Real Estate Prices
Morrison real estate is hard to come by. Homes rarely come
on the market, but when they do they range from $225,000 to
over $500,000.
123 detached single family homes were sold with a median list price
of $245,000. On average homes took 87 days to sell and sold for a median
price of $240,000. Median price is a better measure of sold price than
average, which is skewed by a few high-priced homes at the top end and
low-priced homes at the bottom. Lowest sold price for detached single
family homes was $129,500; highest sold price was $1,450,000. For condos
and townhomes (attached family homes) the lowest sold price was $66,900
while the highest was $430,000. The median sold price was $210,000, and
the average was $229,225.
The ratio of sold to list price was 97.34% for detached homes. The ratio
of sold to original price was 94.23%, which means that sellers are
still listing homes at too high a price The net sold (after seller concessions
such as down payment or closing cost assistance, and the like) to original
list price was 93.61%. To simplify, if a seller originally listed their
home at $225,000 they realized $210,623 from the sale.
By the time the seller finally reached a marketable price after having
listing it too high, the sold to list ratio improved to 97.34%, and the
net sold to list price was 96.70%.
Morrison, Colorado Restaurants and Attractions
Morrison boasts a number of interesting restaurants. The best known
is The Fort, an upscale restaurant built like an adobe fort specializing
in Colorado buffalo and beef. Another is the Dream Café, a
place for brunch or a romantic dinner.
Red
Rocks Amphitheater is a spectacular natural concert setting for
performers from rock stars to poets, seating 9,000. Built in the 1930s
during Franklin Delano Roosevelt’s Civilian Conservation Corps,
it has hosted many superstars such as the Beatles, Count Basie, U2,
Sting, Victor Borge, Bruce Springsteen, Phish, the Grateful Dead,
Itzhak Perlman, Willie Nelson, Bono, and too many others to count.
Many artists have recorded concerts at Red Rocks because of its nearly
perfect natural acoustics. An Easter sunrise service has been traditional
here for 60 years. The Visitor’s Center was recently renovated
and placed underground. It hosts a gourmet restaurant, Ship Rock Grille.
