Lowry, Colorado Real Estate and Relocation Information
Lowry Air Force Base in east Denver was decommissioned in 1992,
opening it
up for the largest infill development in the U.S. The site is now
a landmark mixed use New
Urban Community combining small and medium sized businesses, retail,
educational, recreational and residential uses.
Lowry has been so successful that it received the Governor's Award
for Smart Growth, the 1999 Sustainable Community Award from the U.
S. Conference of Mayors and National Association of Counties, and
the Department of Housing and Urban Development's (HUD) Secretary's
Award for innovative collaboration and sustainable growth. The community
is a model for urban infill projects across the country. Redevelopment
began in 1996 with the demolition of existing buildings and runways
and the building of Lowry's new infrastructure. Residents moved into
the first new homes in 1998.
Close to the heart of Denver, Lowry is 17 minutes from downtown,
10 minutes from the upscale Cherry Creek Shopping Center, 20 minutes
from the Denver Tech Center, and 25 minutes from the Denver International
Airport.

- Homes and other buildings are pre-wired for
high-speed Internet access and multiple phone lines. Homes
are also wired for automation, security and advanced entertainment

capabilities.

52 detached single family homes were sold with a median list price of
$494,250. On average homes took 108 days to sell and sold for a median
price of $475,000. Median price is a better measure of sold price than
average, which is skewed by a few high-priced homes at the top end and
low-priced homes at the bottom. Lowest sold price for detached single
family homes was $159,900; highest sold price was $1,525,000. For condos
and townhomes (attached family homes) the lowest sold price was $146,000
while the highest was $470,000. The median sold price was $275,000, and
the average was $286,044.
The ratio of sold to list price was 97.27% for detached homes. The ratio
of sold to original price was 92.35%, which means that sellers are
still listing homes at too high a price The net sold (after seller concessions
such as down payment or closing cost assistance, and the like) to original
list price was 92.23%. To simplify, if a seller originally listed their
home at $500,000 they realized $461,150 from the sale.
By the time the seller finally reached a marketable price after having
listing it too high, the sold to list ratio improved to 97.27%, and the
net sold to list price was 97.15%.
Lowry Shopping and Dining
- The community is home to the Lowry
Town Center, an urban design retail area geared toward leisurely
shopping, small restaurants, and strolling through the tree-lined
streets, perhaps for an ice cream in the summer, a latte in the
late afternoon, or a week's worth of groceries at the local Albertson's
super market.
- The newest restaurant at Lowry is The
Tavern. It joins other gathering places like Salty Rita’s,
Serioz, the Urban Harvest, and Pei Wei’s. Two Starbuck’s
offer coffee lovers a place to take a break or open the laptop at
these wired facilities.
- Cherry Creek is minutes away. Shopping in this upscale neighborhood
is a tourist must. Cherry
Creek North prides itself on its 320+ shops, restaurants and
galleries. World class Cherry Creek Shopping Center offers Saks,
Neiman Marcus, and Macy’s as well as many other shops, restaurants

Center. Broad tree-lined boulevards and open space characterize the
community. Wetlands and newly designed public parks dot the 1,866
acre space.
