Littleton, Colorado Real Estate and Relocation Information
Like
many Denver suburbs, Littleton had its beginnings in the Pike’s
Peak Gold Rush in 1859, but grew substantially with the arrival of
the Denver Rio Grande railroad in 1871. Attaining county seat status
in 1902 provided another impetus for growth, and the town began to
build a strong infrastructure.
Littleton is now a major suburb of Denver with about 40,000 residents,
30 minutes from downtown Denver, and about 45 minutes to Denver International
Airport. It is home to part of Highlands
Ranch, a large master planned community south of the Denver metro
area. Littleton is in three counties: Arapahoe, Douglas and Jefferson,
but is the county set of Arapahoe County.
Hit by overbuilding and a major recession in the 1980s which heavily
affected its major employer, Martin Marietta, Littleton began a program
of recovery devoted to developing home-grown entrepreneurship. The
Economic Gardening Program has been highly successful.

1,213 detached single family homes were sold with a median list price
of $295,000. On average homes took 86 days to sell and sold for a median
price of $290,000. Median price is a better measure of sold price than
average, which is skewed by a few high-priced homes at the top end and
low-priced homes at the bottom. Lowest sold price for detached single
family homes was $79,000; highest sold price was $945,887. For condos
and townhomes (attached family homes) the lowest sold price was $45,000
while the highest was $630,000. The median sold price was $178,312, and
the average was $190,249.
The ratio of sold to list price was 97.31% for detached homes. The ratio
of sold to original price was 94.03% , which means that sellers
are still listing homes a bit too high. The net sold (after seller concessions
such as down payment or closing cost assistance, and the like) to original
list price was 93.20%. To simplify, if a seller originally listed their
home at $300,000 they realized $279,600 from the sale.
By the time the seller finally reached a marketable price after having
listing it too high, the sold to list ratio improved to 97.31%, and the
net sold to list price was 96.44%.

Roxborough State Park borders the southwest edge of Littleton, a park
with spectacular red rock geological formations. The park is home to
plentiful wildlife and provides visitors with hiking, cross-country
skiing, and programs on Colorado history and geology. Abundant open
space and wetlands characterize Littleton.
Littleton provides many city parks, trails, ball fields, and other
recreational opportunities. Hudson Gardens, an event center and regional
display garden, offers opportunities for learning, viewing and participating
in one of the area’s most beautiful attractions.
