Highlands Ranch real estate runs the gamut from condos and townhomes to $1 million dollar homes.

  • Highlands Ranch condos and townhomes sell from the mid-$100,000s for a 1000 square foot, 2 bedroom, 2 bath condo to over $400,000 for a plus 2275 square foot, 3 bedroom, 2 bath townhome. Average condo/townhome price is $235-240,000.
  • Highlands Ranch homes range from the low $200,000s for a modest older, 3 bedroom, 3 bath home to $1.5+ million for a lavish 8,000 square foot, 4 bedroom, 6 bath estate type home.

Highlands Ranch Real Estate Prices for January 2008
(data from August 1, 2007 to January 31, 2008)

441 detached single family homes were sold with a median list price of $319,900. On average homes took 62 days to sell and sold for a median price of $314,500. Median price is a better measure of sold price than average, which is skewed by a few high-priced homes at the top end and low-priced homes at the bottom. Lowest sold price for detached single family homes was $180,500; highest sold price was $1,600,000. For condos and townhomes (attached family homes) the lowest sold price was $110,500 while the highest was $422,000. The median sold price was $233,650, and the average was $235,403.
 
The ratio of sold to list price was 98.31% for detached homes. The ratio of sold to original price was 98.86%. The net sold (after seller concessions such as down payment or closing cost assistance, and the like) to original list price was 97.83%. To simplify, if a seller originally listed their home at $325,000 they realized $317,948 from the sale.
