Conifer, Colorado Real Estate and Relocation Information

Conifer is a small bedroom community (about 75,000) nestled in the mountains 32 miles southwest of Denver on Highway 285, full of some of the best scenery in the metro area. A growing suburb, 75% of its population has relocated to Conifer since 1990, 50% since 1995. A high-income town, retail and commercial development continue to provide infrastructure for Conifer’s residents saving them the 35 mile drive to Denver for goods and services.

Conifer real estate, which includes Pine, runs from the low $100,000s for a one bedroom cabin up to $900,000 for a four-bedroom, three-bath home on 5+ acres, with many homes in the $200,000-350,000 range.

Conifer Real Estate Prices for January 2008
(data from August 1, 2007 to January 31, 2008)

84 detached single family homes were sold with a median list price of $349.950. On average homes took 122 days to sell and sold for a median price of $336,500. Median price is a better measure of sold price than average, which is skewed by a few high-priced homes at the top end and low-priced homes at the bottom. Lowest sold price for detached single family homes was $175,555; highest sold price was $1,575,000. No condos or townhomes were sold in Conifer during this period.
 
The ratio of sold to list price was 96.65% for detached homes. The ratio of sold to original price was 92.49%, which means that sellers are still listing homes at too high a price The net sold (after seller concessions such as down payment or closing cost assistance, and the like) to original list price was 92.02%. To simplify, if a seller originally listed their home at $350,000, they realized $322,070 from the sale.
 
By the time the seller finally reached a marketable price after having listing it too high, the sold to list ratio improved to 96.65%, and the net sold to list price was 96.16%.
