Centennial, Colorado Real Estate and Relocation Information
Centennial is one of the Denver metro area’s newest and largest
suburbs with a population of over 100,000. 17 miles southeast of downtown
Denver, Centennial originally was considered a part of Aurora, though
not formally, up until 2001. Centennial was created because neighboring
Greenwood Village tried to annex the unincorporated section of Arapahoe
County. But the citizens objected, and Centennial is the result. Centennial
citizens believe in direct participation in government and privatization
of government services.
It has received a Safest Cities Award, being the 25th safest city
in the country according to Morgan Quitno Press which hands out the
awards annually. Centennial is policed in an arrangement with the
Arapahoe County Sheriff’s Department.
Centennial is home to one of the largest airports in the metro area,
second only to Denver International Airport. With a fleet of corporate
jets, Centennial Airport is the third largest non-commercial airport
in the country.

Centennial homes in the area range from $200,000 to as much as $1,200,000.
- Most Centennial homes with 3 bedrooms, 2 baths, a finished basement
and a 2 car garage sell in the $200,000-350,000 range. Homes with
4 bedrooms and 3 baths sell in the $300,000 to $650,000 range.
- Centennial condos and townhomes with 2 bedrooms, 2 baths and a
garage sell from about $180,000 to as much as $550,000 for a cluster
home.
567 detached single family homes were sold with a median list price
of $275,000. On average homes took 90 days to sell and sold for a median
price of $268,000. Median price is a better measure of sold price than
average, which is skewed by a few high-priced homes at the top end and
low-priced homes at the bottom. Lowest sold price for detached single
family homes was $96,000; highest sold price was $1,208,500. For condos
and townhomes (attached family homes) the lowest sold price was $39,000
while the highest was $5,478,889. The median sold price was $188,250,
and the average was $185,552.
The ratio of sold to list price was 97.50% for detached homes. The
ratio of sold to original price was 93.12%, which means that sellers
are still listing homes at too high a price The net sold (after seller
concessions such as down payment or closing cost assistance, and the
like) to original list price was 92.44%. To simplify, if a seller originally
listed their home at $250,000, they realized $231,100 from the sale.
By the time the seller finally reached a marketable price after having
listing it too high, the sold to list ratio improved to 97.50%, and the
net sold to list price was 96.78%.
Centennial, Colorado Recreation
Along with Greenwood Village and Aurora, Centennial is close to Cherry
Creek State Park, a recreational facility that includes an 880-acre
reservoir for swimming, boating, fishing and camping, and many nature
trails.
Centennial Shopping and Dining
- Southglenn Mall lies within the town’s extended borders.
Currently being redeveloped into Streets
at Southglenn, a mixed use New
Urban design, residential, shopping, dining megacenter designed
to open in the fall of 2008, the shopping center currently hosts
Dillard’s, Sears and Macy’s.
- Park Meadows Mall in nearby Littleton offers many fine stores
and restaurants.
- Greenwood Village is another place to find the area’s best
restaurants.
