Brighton, Colorado Real Estate and Relocation Information
Just
20 miles northeast of downtown Denver, in recent years Brighton has
attracted younger home buyers with families to newly built communities
like Bromley Park, Brighton Crossing, Buffalo Run, and Brighton East,
just a few of the communities sprouting over the once sleepy Brighton
landscape. In 2004 Brighton’s population had nearly doubled
from 12,773 in 1980 to 25,122. Over 25% of Brighton’s population
has arrived in the last five years.
Commuting time from Brighton has been improved by the addition of
of E-470 to the south, making it easy to get to anywhere in the metro
area via the extensive freeway/tollway system. The Denver International
Airport and downtown Denver are both within half an hour’s drive;
the Denver Tech Center is just 40 minutes away.
Brighton was a rural agricultural community before the Denver International
Airport was built in the early 1990s. Since then the town is considered
“a prime ‘Aeropolitan City’…defined as a city
whose growth is stimulated by an excellent location to a major airport
and is destined to become a major business and employment center”
according to the State of the City Report for 2006.

family homes was $44,000; highest sold price was $700,000. For condos
and townhomes (attached family homes) the lowest sold price was $105,000
while the highest was $188,500. The median sold price was $135,500, and
the average was $136,867.
The ratio of sold to list price was 97.07% for detached homes. The ratio
of sold to original price was 91.13%, which means that sellers are
still listing homes at too high a price The net sold (after seller concessions
such as down payment or closing cost assistance, and the like) to original
list price was 89.74%. To simplify, if a seller originally listed their
home at $200,000, they realized $179,480 from the sale.
By the time the seller finally reached a marketable price after having
listing it too high, the sold to list ratio improved to 97.07%, and the
net sold to list price was 95.59%.
Brighton Recreation
Brighton boasts a “state-of-the-art” recreation center,
many outdoor parks, walking and nature trails, a skateboard park and
plenty of open space. Compared to Denver’s 556,835 2004 population,
Brighton’s small town atmosphere makes it a popular bedroom
community.
Brighton Shopping and Dining
Many new restaurants have opened in the last year or two as restaurant
and retail centers like the 14-acre Brighton Pavilions are built.
