Aurora, Colorado Real Estate and Relocation Information

Aurora is a north-south suburb east of Denver, and hosts much of the new building in the Denver metro area. Population has grown from 150,000 at the beginning of the ‘80s to over 276,000 in 2000 according to the U. S. Census Bureau. The sprawling hills alongside E-470 have seen Aurora real estate and retail centers grow like Topsy during the late ‘90s and early 2000’s.

Aurora, Colorado Real Estate

Some of the Denver area’s best housing options are found in this largest suburb (142 square miles) with over 450 neighborhoods.
  • Aurora homes run from $200,000 for a modest 3 bedroom, 2 bath home with a basement and a 2-car garage, to $550,000 for an upscale 4 bedroom, 3 bath home, to $800,000 for a 3,200 square foot, 4 bedroom, 4 bath custom home east of E-470 in the newest high end subdivision.
  • Aurora condos and townhomes run from about $150,000 up.

Aurora Real Estate Prices for January 2008
(data from August 1, 2007 to January 31, 2008)

2,183 detached single family homes were sold with a median list price of $179,900. On average homes took 102 days to sell and sold for a median price of $176,000. Median price is a better measure of sold price than average, which is skewed by a few high-priced homes at the top end and low-priced homes at the bottom. Lowest sold price for detached single family homes was $27,000; highest sold price was $1,195,000. For condos and townhomes (attached family homes) the lowest sold price was $15,825 while the highest was $360,100. The median sold price was $95,000, and the average was $104,442.
 
The ratio of sold to list price was 97.02% for detached homes. The ratio of sold to original price was 91.68%, which means that sellers are still listing homes at too high a price The net sold (after seller concessions such as down payment or closing cost assistance, and the like) to original list price was 90.21%. To simplify, if a seller originally listed their home at $200,000, they realized $180,420 from the sale.
 
By the time the seller finally reached a marketable price after having listing it too high, the sold to list ratio improved to 97.02%, and the net sold to list price was 95.46%.

Aurora, Colorado Fitzsimons Campus Medical and Dental Facility

Aurora hosts the new Fitzsimons Campus, a former Army base since 1918, which will house the University of Colorado Health Sciences Center, a world class academic health center. The campus will include a state-of-the-art hospital, the CU School of Medicine and the School of Dentistry, the Anschutz Center for Advanced Medicine (comprised of the Anschutz Cancer Pavilion and the Anschutz Outpatient Center), the Preservation and Access Service Center for Colorado Academic Libraries, the Nighthorse-Campbell Health Building, the Perinatal Research Facility, the Healthy Smiles Dental Clinic, and the Rocky Mountain Lions Eye Institute. Next door will be the Colorado Bioscience Park Aurora.

The new campus will be the first bioscience park and research health facility west of the Mississippi, providing opportunities for job-seekers in the health sciences fields, and health care for Denver residents and patients from around the world.

Aurora, Colorado Recreation

Aurora prides itself on its open space and parks, its two reservoirs and bike paths and walking trails.
  • Quincy Reservoir is part of Aurora’s water supply, but while it’s not holding the drinking water it’s proving an environment for muskie, trout, bass, perch and crappie for championship fishing. The Reservoir is also open to picnicking, kayaking and canoeing from March 1st through October 31st
  • Aurora Reservoir, another drinking water facility, offers large and small picnic shelters, an 8-mile trail, boating (non-motorized/electric motors only), a swim beach, a windsurfing beach, an archery range, fishing, and dry boat storage. The Reservoir is open year-round and in the winter ice-fishing is permitted.
  • Aurora has seven golf courses of varying skill levels.

Aurora Mall has recently been renovated. The new Town Center at Aurora offers major department store, restaurants and entertainment. Across the street an open shopping area brims full with restaurants, Barnes & Nobel bookstore with wi-fi access, a Super Target, Pier 1, and various small shops. An open courtyard provides seating.

Aurora is full of restaurants of every kind from the usual franchises like Macaroni’s, Chili’s, Ruby Tuesday’s, Sweet Tomatoes, Carrabba’s and Joe’s Crab Shack, to some special homegrown favorites.
  • Luigi’s Bent Noodle is a local hangout for Italian food and fun.
  • Aurora Summit is the locals’ favorite steakhouse. Prime steaks, done perfectly, together with a crisp salad (I opt for the iceberg salad with the Summit’s special touch) and baked potato (or au gratin, depending on your palate’s preference) make this one of my favorites.
  • Dozens, a breakfast place. Best egg dishes ever, best muffins made, best home fried potatoes. Blockbuster sandwiches also available. I recommend this homey place to anyone wanting a breakfast meal up till 2 p.m
